Once you apply and your application is approved, we will process your RTA submission and coordinate the inspection. After the inspection is passed, we will finalize your move-in date and submit the HAP paperwork.
We require tenants to have a monthly income of at least three times the rent (or three times the tenant portion for CMHA voucher holders). Applicants should have no eviction, rental, or criminal records within the last 4 years.
We verify employment and require pay stubs from the last 3 months during the application process.
Most of the properties we rent allow pets. There is a one-time non-refundable fee (starting from $200) and a monthly pet fee (starting from $40), depending on the type and size of the pet.
The application fee is $40 per adult who will live in the rental apartment.
The application fee is paid to a third-party service that performs the background check and is non-refundable under any circumstances. The fee will not be refunded even if your application is rejected for any reason or if you choose to withdraw your application.

Search for your property and click the red “Apply” button to submit your application.
We prefer deposit insurance through Rhino or TheGuarantors instead of a traditional security deposit. During the application process, we will send you an invitation to apply through the insurance provider.
The provider will review your application, approve or decline coverage, and determine the premium amount.
Deposit insurance can be more flexible than a one-month security deposit for qualified tenants. If needed, we can also discuss other options, such as a traditional security deposit or adding a qualified family member to the application.
